As a homeowner in Metro Atlanta, staying informed about ballot initiatives can help you make empowered decisions—especially when they may affect your property taxes.
This November, residents in Fulton County and the City of Atlanta will have the opportunity to vote on new homestead exemption measures aimed at senior homeowners. These proposals could significantly reduce the assessed value of your primary residence for school tax purposes, directly impacting your property tax bill.
If you live in Fulton County but outside the city limits of Atlanta, two proposals are on the table:
A 25% reduction in the assessed home value for property owners aged 65 and older—this would apply only to the Fulton County Schools portion of your property taxes.
A 50% reduction for homeowners aged 70 and older, also applied to the same portion of taxes.
These exemptions are designed to ease the property tax burden for seniors while ensuring they can continue to age in place within their communities.
If you’re a homeowner within the City of Atlanta, a separate measure proposes a $50,000 reduction in assessed value for eligible residents aged 65 and older. This would affect the portion of your taxes that goes toward Atlanta Public Schools (APS).
If passed, this measure would change how school taxes are calculated for qualifying senior homeowners, potentially lowering annual property tax obligations by a meaningful amount.
At Space Intown at The Agency, we know how important property tax implications are for our clients—whether you're aging in place, buying your next home, or investing in Atlanta real estate. These proposed changes could help keep more long-term homeowners in their homes and enhance the overall stability of neighborhoods like Midtown, Buckhead, and surrounding areas.
