Updated Plans Emerge for New Buckhead Tower Near MARTA and GA-400

A reimagined 3354 Peachtree project could bring over 560,000 square feet of development to Buckhead Atlanta

Buckhead Atlanta continues to be a focal point for new development, with revised plans surfacing for a prominent site at 3354 Peachtree Road. Located in the heart of Buckhead, just steps from the Buckhead MARTA station, PATH400, and the Buckhead Loop, this site has long been considered prime for high-density, mixed-use development.

The latest concept tied to Atlanta-based developer Cousins Properties outlines a two-building project totaling approximately 560,000 square feet within the Tower Place district. While final uses have not been officially confirmed, the scale and positioning suggest a significant addition to Buckhead’s skyline and overall real estate landscape.

This location stands out for its connectivity and walkability—two factors that continue to drive demand in Buckhead real estate. With direct access to MARTA transit, proximity to GA-400, and immediate access to some of Buckhead’s top shopping, dining, and office destinations, the site aligns with the growing trend toward transit-oriented development in Atlanta.

Another notable element is the site’s proximity to the long-discussed HUB404 park, a proposed greenspace designed to cap portions of Georgia 400. While updates on HUB404 have slowed in recent years, its planned location adjacent to this development adds long-term potential value to the area and reinforces Buckhead’s push toward more pedestrian-friendly urban design.

This is not the first iteration of a major project at 3354 Peachtree. Prior to the COVID-19 pandemic, a taller, more glass-heavy tower concept was proposed but ultimately did not move forward. Even earlier, in 2019, Regent Partners introduced plans for a 44-story mixed-use tower that would have included approximately 560,000 square feet of office space, 11,000 square feet of retail, and a collection of ultra-luxury condominiums. That proposal was positioned to significantly reshape Buckhead’s financial district skyline but was later shelved.

Following those earlier concepts, the site returned to the planning phase, with Cousins Properties and development partners revisiting the vision to better align with evolving market conditions. Today’s revised proposal reflects a more measured approach while still maintaining a substantial footprint in one of Atlanta’s most valuable submarkets.

In preparation for future development, infrastructure improvements have already taken place nearby. A multi-level parking expansion added over 350 spaces and introduced a publicly accessible greenspace featuring landscaped lawns, seating areas, and walking paths. These enhancements not only support future density but also contribute to the overall livability of the surrounding Buckhead neighborhood.

At this time, there is no confirmed timeline for construction, and developer statements indicate that the project remains in the design and evaluation phase. However, the continued refinement of plans signals ongoing interest in maximizing the potential of this highly strategic site.

For buyers, investors, and residents, projects like 3354 Peachtree highlight the continued evolution of Buckhead as a hub for luxury living, business, and connectivity. As Midtown and Buckhead Atlanta continue to attract both local and relocating buyers, proximity to transit, walkability, and access to amenities remain some of the most influential drivers of property value.
